# How to Read an Appraisal Like a Lender

As-is value, ARV, comp adjustments, and rent schedules. How lenders read an appraisal and what to do when the value comes in low.

The appraisal is the single document that most affects your loan amount. Most investors flip to the value on the last page and stop there. Lenders read the whole report, because the value is only as strong as the support behind it.

Here is what to look at, section by section.

## As-is value vs. after-repair value

For a renovation or new build, the appraisal usually includes two values:

- **As-is value.** What the property is worth today, in its current condition. This affects how much of the purchase can be funded at closing.
- **After-repair or as-complete value.** What it will be worth once your scope of work is finished. This drives the loan-to-ARV test.

The appraiser bases the after-repair value on your scope of work. If the scope they received is vague, the value will reflect that. Send your lender a detailed scope so it reaches the appraiser.

## The comparable sales grid

This is the heart of the report. The appraiser picks recent sales and adjusts each one up or down to account for differences from your property.

What to check:

- **Distance and date.** Are the comps close by and recent? Comps from far away or several months back are weaker.
- **Similarity.** Size, bed and bath count, age, lot, and garage should be close to your property.
- **Adjustments.** Small adjustments mean the comps are similar. Large adjustments, especially in total, mean the appraiser had to stretch to make the comps fit.
- **Condition and quality ratings.** Appraisals rate each property on condition and construction quality. Your after-repair value should be compared to sales in the same condition as your finished product, not dated homes.

If the comps look wrong, you can often see why the value came in where it did.

## The market conditions section

The appraiser notes whether values in the area are rising, stable, or declining, and how long homes typically take to sell. A declining market or long marketing times can lead a lender to reduce leverage or ask more questions about your exit.

## The rent schedule

For rentals and DSCR loans, the appraiser usually includes a rent schedule with comparable rentals and an estimate of market rent. If there is no lease in place, this number often sets your DSCR. Check that the rental comps are similar in size, location, and condition.

## Photos and property description

Look at how the appraiser described your property. Missing a bedroom, the wrong square footage, or an incorrect condition rating can change the value. Factual errors are the easiest issues to fix.

## When the value comes in low

You have options:

1. **Check for errors.** Wrong square footage, missed features, or a comp that is clearly not comparable.
2. **Request a reconsideration of value.** Through your lender, submit better comps with a short explanation of why they fit. Borrowers cannot contact the appraiser directly, so this goes through the lender. When an appraisal comes in low on a PK loan, we will work through a reconsideration of value, a second appraisal, or a restructured loan with you, depending on the gap.
3. **Renegotiate with the seller.** A low appraisal is a legitimate reason to revisit the price.
4. **Adjust the scope.** A different scope may support a different value.
5. **Bring more cash.** If the deal still works at the lower value, you can cover the gap.

## Why this matters

When you understand how an appraisal is built, you can make stronger offers, pick better comps up front, and respond quickly when a value comes in short. That skill pays off on every deal. It also helps you set realistic expectations with partners and buyers before the report comes back.
